DC Metro Housing Market Update: What February’s Data Tells Us

DC Metro Housing Market Holding Steady – But Change is Coming

At Jennifer Young Homes, we keep a close eye on market trends to help our buyers and sellers stay ahead of the game. According to the latest Bright MLS data, the total number of new listings across the Greater DC area remains unchanged compared to this time last year. While that might suggest stability, we’re expecting some shifts later this spring, especially as more sellers accelerate their retirement plans.

Market Highlights: Northern Virginia, Maryland & DC

The first half of February 2025 has revealed a mix of growth and declines in new listings across different regions:

  • Northern Virginia:
    • Alexandria saw a 7% increase in new listings.
    • Arlington dipped slightly, down 2%.
    • Fairfax County experienced a 7% decline in new homes hitting the market.
    • Loudoun County surged with a 24% jump in listings, showing a strong influx of inventory.
    • Prince William County saw 4% more new listings than last year.
    • Falls Church City had a remarkable 25% increase, though from a smaller base.
  • Maryland:
    • Montgomery County and Prince George’s County saw no change in new listings year-over-year.
    • Frederick County faced a 20% drop, signaling a tightening market.
  • Washington, D.C.:
    • New listings rose 7%, reflecting a steady urban market.
  • Other Parts of Virginia:
    • Spotsylvania County recorded a 27% increase, one of the biggest gains.
    • Stafford County saw a 30% decline, indicating a more limited supply.

What This Means for Buyers & Sellers

While the overall market shows no net change, the variation across different regions could impact your next move. Some areas are seeing an influx of listings, providing more options for buyers, while others remain tight, making competition fiercer. As we move into the spring market, we anticipate more inventory hitting the market, giving both buyers and sellers new opportunities.

If you’re considering buying or selling, now is the time to start planning. Reach out to Jennifer Young Homes today for expert guidance tailored to your specific needs. Stay tuned for more updates as we continue to track the shifting real estate landscape.
