This next generation of home buyers is a different sort of breed. It consists of many Generation X and Generation Y home buyers. Many of the buyers from this group are single women, gay couples, and the working single professional. This group of people are looking for different items in their first time home buying experience than the typical married couple with kids may be looking for. Here are some of their biggest needs and desires for their home purchase:

1.Big Closets

Gone are the days when old homes could get away with small closets. Home buyers in this day and age want STORAGE space! If a house has small closets, these buyers may consider a home with an extra bedroom that can be turned into a closet. Custom closets and walk in master closets are a huge plus for these potential buyers.

2. Hardwood Floors

We have gone full circle in flooring. Homes used to be built with beautiful hardwood floors throughout and then in the late 1980s-90s wall-to-wall carpet became very popular. When a potential buyer walks in and sees wall to wall carpet now, they see “dated” or feel “gross” walking on someone elses carpet that could be layered with years of dirt. If a home has lots of carpet, consider checking under the carpet to see if there are hardwood floors that just need a little restoration.

3. No Maintenance

Buyers used to want a home with a huge yard for their kids and pets. This new generation of buyers is younger, hipper, and busier with less time for yard maintenance. They may prefer condos and townhomes over single family homes with more yard work.

4. Man caves

These buyers are looking for extra spaces that can be used for their chill time. Theater rooms, work out rooms, built in bars, game rooms and extra dens or living spaces are all popular and appeal to these younger buyers that want a place to hang out in their home.

5.Home offices

Offices are also a huge selling point to this generation of people that work from home or take their work home. Having a space they can designate as a work area is a big plus to these buyers.

6. Smart house

In this day and age of information and internet overload, this younger generation love all the gadgets and technologically savvy homes. Homes with the latest technology, surround sound, large screen tvs and the like get these buyers drooling and ready to buy.
