Budget Friendly Projects that Add Value to a Home
 
There are many projects you can do to add value to your home but these are budget friendly and quick!

Knocking a wall down can make a space feel bigger!


Open it up! 
Most buyers love open floor plans and if you own an older home, chances are your floor plan is more cut up with walls and door ways. Removing a wall or widening a doorway can create the illusion of more space. It will also give buyers the open floor plan they are looking for. If you do it yourself, this project is relatively cheap, taking less than a couple hundred dollars. Even if you hire a professional, it should still be less than $500-1000. Just make sure you do not attempt to take down a load bearing wall! This may take a weekend at most but could definitely be finished in a day if needed.
 
Neutralize the Paint!

This could be the cheapest, and easiest way to attract buyers. Having neutral paint throughout your home is a great selling feature and although it may not add value in an appraisal, buyers are more attracted to homes with more neutral paint. For less than $50 and a couple hours, you will create an atmosphere that appeals to a wider range of potential buyers.
 
Spruce up the outdoors!
Keep the grass cut, trees and bushes pruned and flower pots blooming! Add some fresh mulch to the flower beds and pull all those weeds! Curb appeal is a huge incentive to get buyers to even walk through the front doors! This project should cost less than $100 and will make a HUGE impact on getting potential buyers to take a look beyond the front yard.
 
Make your Kitchen Shine!

The kitchen really is the heart of the home. Buyers pay more attention to the kitchen than any other room in the home. You do not have to spend big bucks in a kitchen remodel to get a big impact. Change out the lighting, add a fresh coat of paint, clear off all counters, add new door handles, buy a new faucet and painting the cabinets can all be budget friendly fixes that make a big change in the look of your kitchen! You can even reface or order new doors for your appliances to get them all to match.
 
Bathroom Fix-up
Bathroom and kitchen remodels get you the most bang for your buck because they are the most important rooms to buyers. But there are some easy fixes you can do to freshen up your bathroom without breaking the bank. Installing a pedestal sink can help maximize floor space or even changing out the fixtures and toilet seat can add a fresh look. New towels, a fresh coat of paint and a few pretty candles can top it off!
