But did you realize that you can actually over improve your home?

Some home owners get over zealous in their home improvements. There are some improvements that can actually hurt your chances of selling fast and making the most money.
Changing out counter tops in bathrooms and kitchens is usually a very safe and smart upgrade that adds value and interest to your home. But if you decided to put $40,000 into a bathroom remodel that includes a steam shower and all the fancy upgrades, you may have put more money into your home than the upgrade was worth. If your home was only worth $150,000 to begin with, you will not get the investment back from what you put in.
There are some rare homes that will benefit from a large upgrade like that, but you will definitely want to ask your realtor to make sure the market and your home value are worth the upgrades.
