Things to Consider Before Doing Home Improvements:
Getting your home ready to sell? Wondering what upgrades are worth the money?
- How long will you be using the upgrades before selling the home? If you are an outdoorsy person and really want a bigger deck, make sure you plan on being able to use that upgrade before you sink money into it! If you plan on living in the home for a few years before selling, than the upgrades you do should be more about your taste and convenience. But if you plan to sell in the next year or two, make sure your money is going into areas that a potential buyer sees value in.
What do the comparable homes in the area have? If your home is the only one on the block with one bathroom, your money may be better spend if you use it to add another bathroom!
What basic maintenance needs does your home have? If your roof leaks or your basement floods, do not bother spending your home improvement money on a kitchen upgrade. Buyers will walk away if the roof needs to be replaced but many buyers would still consider a home that needs cosmetic upgrades if they can live in its current condition.
WHAT IS YOUR BUDGET?? Very few home improvement projects stay on budget. Make sure you leave room for possible issues that may unexpectedly come up! And make sure you make a list of priorities. If you are remodeling the kitchen, focus on what makes the biggest impact and if you have extra money in the budget near the end of the project, go for that pasta pot water filler over the stove that you were hoping for!
