Is it still a good time to buy in the Northern Virginia/DC metro area? When you are looking to buy a house, one of your biggest concerns may be that you are getting the right house for the right price. The good news for buyers in the Northern Virginia area is that the last quarter of 2014 may be a great time to buy!

There are several reasons why the Northern Virginia market is considered a buyers market right now:

1. According to statistics, there are  %60 more homes on the market now then there were at this time last year.

That means more inventory=more competition for sellers to make their home stand out and their price stand up to scrutiny! When there is less inventory on the market, prices can go up, you can be in a bidding war for homes, and you can have a hard time finding a house on the market that meets your criteria. But since there is plenty of inventory on the market, you have many homes to look at and find your dream house for a price you are willing to pay.

2. Interest rates are still low.

With the announcement from the FED stating that interest rates will not be increased in the near future, now is a great time to buy to lock in those low rates. The FED did hint that probably starting in the new year, they will start implementing changes in the rates at a slow pace. It does not look like rates will go much lower than they are now, so you do not have to have the debate with yourself “well, what if rates drop next month? Should I wait to buy?”

3. Last quarter of the year is slower for many real estate and mortgage companies which may help speed your paper work up!

Since many people list their home for sale in the spring, and many buyers shop for a new home in the spring, this time of year can be slower for real estate agents, title companies, and lenders compared to the spring. This could help move your paper work along since they may be working on less contracts.

4. Sellers in the fall market may be more motivated.

Since fall and winter are not as poplar to sell as the spring, the sellers that have their homes up for sale during this time may be more motivated to sell. They may be selling for a necessity of moving or transferring jobs instead of trying to list at the most popular time to sell. If they are more motivated, they may be willing to negotiate on contingencies, move in dates, price or may have worked really hard getting their home ready to stand out in the market.
