Short Sale Realtor in Frederick MD Negotiates Another SS APPROVAL with Nationstar & Specialized Loan Servicing! All deficiency right are being waived on this deal and we’re set to close this month now that we have both lien holders on board. Our seller bought this home in 2005 during the height of the market for $205,000. We are listed at a much lower price of $149,900, which fits the current market comps. This was an investment property for our seller, but rent prices recently have been making it difficult to make the mortgage payment. So, the seller decided to short sale. And, since this seller was current on her mortgage at the time of short sale application, both lenders agreed to the short sale, with the stipulation that the seller sign a promissory note for $8,000 – to be executed after the sale. Not all lenders ask for a promissory note, but in this case, the seller decided the contribution was worth it to out from underneath this negative investment property.
