Arlington Virginia Short Sale Expert – Short Sale Approved in Columbia Pike Complex by Federal Credit Union!
Getting a short sale approved AND securing a Deficiency Waiver is tough…but we made this one happen! The Jennifer Young Homes team listed this condo in Arlington, VA for sale this past November for $169,900. We had to make numerous price reductions throughout the listing to get a contract in and managed to get the listing under contract in February. Within weeks we heard back from Agriculture Federal Credit Union and the Credit Union Mortgage Association approving the sale and waiving the estimated unpaid deficiency of over $78,000. The sale is set to happen before May 30th. The seller will be able to sell for less than what she owes and walk away owing none of the unpaid balance. All we’re waiting to hear about for this seller and all our others this year, is whether the government will extend the Tax Debt Relief Act for 2014 so the seller won’t have to pay taxes on the unpaid mortgage balance at the end of the year??
