I wanted to tell you about a conversation I had with a client the other day to see if I could help you avoid this situation. We had a client come in who owns multiple properties in Northern Virginia. She’s not in a distressed situation, but she wanted a quick, easy sale. Long story short, she signed two contracts with an investor buyer for well below market value. But at the end, the contract has her paying all closing costs, assuming a note and a lot of other crazy contingencies that really should not have in place. We’re going to help her hopefully get out of those contracts, sell the property quickly as is for close to market value and make sure she makes a lot more money on these properties.

I tell you this story because there’s a lot of companies who will buy your house fast and cash. A lot of these companies are legitimate, but some aren’t. So these particular fly-by-night investors really wrap this person up with a terrible contract that doesn’t protect her at all for well below market value and she assumes all the risk.
